Telangana government to introduce integrated township policy
As part of a special integrated policy, the Telangana government plans to set up satellite towns in the process of expanding development in Hyderabad and other urban areas. This policy focuses on providing affordable housing with all amenities and is aimed at devising better frameworks for land acquisition. This policy is in place to help revive the real estate industry from the pandemic. To cater to the growing urban population, which is growing at an unprecedented rate, the Telangana government has come up with an integrated urban policy.
The integrated town is a self-sufficient ecosystem with all civic amenities. It includes many projects that include residential, commercial, recreational, educational, retail and industrial segments. Integrated townships have a good balance of residential, commercial and recreational areas with all modern amenities such as roads, schools, hospitals, sewage treatment plants, etc. Urban areas are increasingly overcrowded and have no room for future development, an integrated township is identified as potential solutions. The government plans to provide incentives to developers who are interested in taking over integrated township projects.

Mini City: The integrated township has a cluster of residential and commercial complexes with modern amenities that make everything available under one roof from hospitals to schools to shopping complexes, entertainment centers to corporate outlets.
Better Lifestyle: These villages are well equipped with all the amenities and therefore provide 24 hours electricity and water supply. Since most of these communities are located in the outskirts of the city, they avoid urban chaos such as traffic problems. It also offers running tracks, parks, open spaces and landscaped gardens.
Better return on investment (return on investment): These integrated townships have all the amenities and therefore offer a good return on investment with potential rental income compared to a stand-alone building.
Enhanced Security: Security guard at every gate, 24/7 electronic security system etc. are some of the security features available in the integrated village. Families living in these villages do not have to worry about the safety of children and the elderly.
Phased Development by HMDA (Hyderabad Metropolitan Development Authority)
The Telangana government has planned the development region by region and it will be done in phases. HMDA will allocate land for development based on municipal jurisdiction, land designated for agricultural use, and industrial areas in the vicinity.
Phase 1: In phase 1, land under HMDA jurisdiction and within 30 km of HMDA jurisdiction will be allotted for this township project. A minimum of 100 acres of land will be allotted under HMDA.
Phase 2: It covers the area under the jurisdiction of urban development authorities and municipal corporations like Siddipet Special Development Authority, Kakatiya Urban Development Authority, Nizamabad Development Authority and others. A minimum of 50 acres of land under the Urban Development Authority and within 15 km from the Urban Development Authority will be allotted.
Phase 3: A minimum of 25 acres of land not under any city corporation and urban development authority and land located within 5 km of the city development area will be allotted for the township project.
Exceptions and waivers planned under the township project:
The government plans to provide certain exemptions for developers who are prepared to comply with the zone development plan and the master plan. Developers will get 50% waiver of land conversion charges, development charges and stamp duty. Along with developers, people belonging to Economically Weaker Category (EWS) and Lower Income Group (LIG) will be exempted from paying stamp duty and 50% stamp duty exemption for people belonging to middle income category. Group Category (MIG). According to the HMDA Master Plan 2031, the land that falls within the bio conservation zone, watercourse, open space will be exempted from this township project.
